Price Cut or Rate Buydown?

Builders love to dangle incentives. Here's how to tell which one actually saves you the most.

Get the free guide: Builder Incentive Comparison Checklist

Compare a price cut, a rate buydown, and closing cost help side by side.

The quick tip
  • Builder incentives usually come in three flavors: a price cut, a rate buydown, or help with closing costs.

  • Short on cash? Closing cost help might matter most. Planning to stay a long time? A buydown could pay off big.

  • There's no wrong answer, unless it's pineapple. Kidding. Mostly. (The right pick depends on you and the offer.)

The lowest price isn't always the best deal on a new build. Sometimes it's the worst one.

Travis here. Builders often offer incentives, and they usually come in three flavors. One, a price cut. That lowers what you borrow and what you owe. Two, a rate buydown. That lowers your interest rate, so your monthly payment drops, and in many cases it drops more than a price cut would. Three, help with closing costs, which means less cash out of your pocket on day one.

So which one wins? It depends on you. Short on cash? Closing cost help might matter most. Planning to stay a long time? A buydown could pay off big. It's like picking a pizza topping. There's no wrong answer, unless it's pineapple. Kidding. Mostly.

FAQ

Frequently Asked Questions

What kinds of incentives do builders offer?

Usually a price cut, a rate buydown, or help with closing costs.

Is a price cut or a rate buydown better?

It depends on you and the offer. A buydown lowers your monthly payment; a price cut lowers what you borrow; closing cost help lowers your cash at closing. A local lender I trust, no strings, can run the real numbers.
