New Construction Inspection Timeline
By Travis Wright, REALTOR®, with eXp Realty
Brand new doesn't always mean problem-free. Here's when to inspect a new build and what to check at each stage. At every stage, the same rule applies: hire your own independent, licensed home inspector.
Stage 1: Pre-Drywall
Hire your own independent, licensed home inspector.
- Walk the framing and layout room by room (if the builder allows it).
- Check plumbing and electrical locations against the plan.
- Verify insulation in exterior walls.
- Note anything that doesn't match the plan.
- Ask me to join the walk-through.
- City code inspections often check the basics, not every detail.
Stage 2: Final / Pre-Closing
Hire your own independent, licensed home inspector.
- Schedule your inspection before the final walk-through, so the builder has time to fix items before closing.
- Test every door, window, and lock.
- Run appliances and fixtures.
- Check finishes, trim, and paint.
- Confirm everything on the plan is installed.
- Document any remaining items.
Stage 3: Before your builder warranty runs out
Hire your own independent, licensed home inspector.
- Check your warranty. For a 1-year warranty, that's often around month 11.
- Walk the whole home.
- Check for settling cracks and sticking doors or windows.
- Test HVAC and plumbing again.
- List every warranty item in writing.
- Submit before the warranty window closes.
