Warranty: what's covered, and for how long?
Finishes and materials: cabinets, counters, flooring, fixtures. What's included vs. an upgrade?
Lot: size, shape, slope, mature trees, and location on the block.
Square footage for the price.
Likely repairs: what needs fixing in the first year? First five years? (Resale: ask the age of the roof, HVAC, and water heater.)
Energy efficiency: windows, insulation, HVAC, and how it shows up in utility costs.
Move-in timing: when could you actually move in?
Monthly cost lines: loan payment, property taxes, homeowners insurance, HOA dues, utilities, upkeep.
Real monthly cost.
